In the event of an emergency related to your property outside our office hours, please follow the guidelines below:

1. Emergency Insurance Scheme

If your landlord has arranged coverage under an Emergency Insurance Scheme (e.g., British Gas, Anglian Water), please contact the Emergency Helpline Number provided in your policy details.

2. Emergency Contacts

For genuine emergencies only, you may contact the following contractors directly if our office is closed:

Building Repairs/Maintenance

  • National Gas Emergency Services: 0800 111 999

Electrical Emergencies

  • Emergency Line: 0800 6783 105

3. Important Notes

  • Emergency Use Only: These numbers are strictly for genuine emergency situations. Misuse in non-emergency circumstances will result in the full cost of the work being charged to the tenant.
  • Tenant Responsibility: Not all repairs fall under the landlord’s responsibility. Costs for issues such as breakages, glass repairs, or damages caused by tenant negligence or their guests must be borne by the tenant.
